Hidden Gem neighborhoods in Castle Rock

 In this article, we will be focusing on a neighborhood that gets little to no press on youtube or from the majority of local real estate agents.  Why might that be?  It's hard to say, but among the reasons are that 1) they prefer to sell new build homes and there are lot in Castle Rock right now and 2) many are recommending subdivisions that they personally have a vested financial interest in, often in their own neighborhoods or neighborhoods nearby to where they live.  But as the wonderful park that you pass as you enter Sapphire Pointe is name (Gemstone Park), Sapphire Pointe is a gem of a neighborhood and the subject of this article today.

 Sapphire Pointe was built between 2003 and 2008 and later the adjacent neighborhoods of puma ridge and cliffside were added and completed in the same time frame with a few lots being built thru 2015 in puma.  

Sapphire Pointe is adjacent to Diamond Ridge and is across the road from the Macanta development.

Sapphire Pointe has an HOA which includes a clubhouse for members, shade structures and a large pool with share structures and regular community events.  The HOA maintains a large amount of common space that includes the open spaces between homes, along the roads and within the utility easements ... as well as land along the ridge overlooking castle rock to the west.   There is a number of soft surface trails that run throughout the community and connect to the adjacent neighborhoods.  Sapphire Pointe is also a favorite for serious cyclists who regularly ride through the community and into Happy Canyon via. the bike-only accessible gate at the end of Sapphire Pointe Blvd.

Sapphire Pointe has a mixture of homes originally built by Continental Homes, DR Horton and Ryland ... and Golden Design Homes and Custom Homes built in the last 15 years on the prime lots along Tremolite and Neon Way near the ridges.  Continental homes was one of the last surviving Colorado home builders and built their last and best homes in Sapphire Pointe.  The largest models were the Whistler and the Sundance, which are found in Sapphire Pointe but in limited numbers, since it was not modeled there (but was modeled in Pradera) and is only available on the best (largest) lots.  For example: 1021 Neptunite Pl is the whistler model at the end of Neptunite Place with it's .69 acre lot and backing to Puma Ridge acres, feels like live in a more expensive community but with all the benefits of a family neighborhood and an environment where kids regularly play in the street together.  This particular home, features over 100 mature trees and is a stark contract to the 1-2 trees you typically get in a new build home.

One distinctive thing about Sapphire Pointe is that some of the homes have much more generous lot sizes, especially those that are on Cul De Sac lots.  

While in recent years the new Macanta development has received a lot of attention, the larger and more mature established landscaping and 5' privacy fences are a draw to those turned off by the lack of privacy and fencing in the Macanta area, which only allows for 3 rail fences and close proximity to the neighbors and extremely small yards both front and back.

Sapphire Pointe offers great homes at a price per square finished square foot that leads castle rock, while being only 7 minutes from Target, 10 minutes to the outlets and 12 minutes to downtown.  It also is closer to the tech center than most neighborhoods in castle rock, and easily 10-15 minutes closer than crystal valley and the neighborhoods of South Castle Rock, while being a little close than Macanta, with better access to Crowfoot Valley road (easy access to I-25 or parker).

Some homes in Sapphire Pointe are listed as Maher Ranch (which is the metro district for all of sapphire pointe and diamond ridge), they enjoy much lower property taxes than the new Macanta subdivision.

Also, as an established neighborhood, the HOA dues of $105 per month are unlikely to rise much in the coming years, while most new neighborhoods (like Macanta) are likely to see dues increase substantially after the new owners move in and the true maintenance costs of trails, open spaces and the facilities are realized by the HOA after builder turnover.  Most in Sapphire Pointe used to pay $50-56 a month but then the true cost of the HOA is known 5-15 years after the builders are done.  So for those in Mercanta, there is a huge bonus to taking a look at Sapphire Pointe, not just because of the mature yards and increased privacy ... but lower taxes and benefits of an established neighborhood and HOA ... this months Castle Rock "hidden gem" neighborhood for May/June 2025.
